Adams Avenue runs through Kensington, Normal Heights, and the edge of Mission Valley, and the properties along it are a mix of storefronts, older multifamily buildings, and small office lots. In our experience most have planting strips about 4 feet wide, mature street trees, and tight service access from the alley.

What shapes maintenance on these blocks

Mature jacarandas and pepper trees throw more shade than most owners account for. We measure actual hours of sun on a bed before choosing anything, and on several strips we have logged under 4 hours of direct light. A drought-tolerant palette in a shaded strip just sulks.

Lots that back toward Ward Canyon have a grade problem before they have a plant problem. On one 12-unit building near 40th Street, a slope of roughly 20 percent was sending water and soil into the parking area, so we fixed drainage first and then added 3 inches of mulch to hold the bed.

Many HOAs and boards have plant palette and hedge-height expectations. We ask for those rules up front and work inside them, because redoing a bed a board rejects costs everyone time.

Maintenance covers general upkeep of the grounds, and we do not sell a fixed package. Our walkthrough is free, and we put the written scope and monthly price in front of you before any work starts, so there are no surprises on the invoice.
