Hillcrest is a courtyard neighborhood, not a lawn neighborhood.

The lots between University Ave and the canyon rims off Fourth and Fifth run narrow and deep, and a lot of the usable ground is a side yard, a small rear patio, and a strip out front that everyone walking to the shops sees. That changes what is worth spending money on. A yard nobody stands more than eight feet from is judged on detail: the joint spacing in the pavers, the edge of the bed, whether the hedge is clean or shaggy.

Canyon-edge lots and where the water goes

The blocks that drop toward the canyons behind Bankers Hill and back toward Mission Hills move water fast in a February storm. We set grade and drainage before we draw the planting.

That means 4-inch perforated line in gravel with filter fabric, a positive fall away from the foundation, and outlets that do not dump onto the neighbor's slope. On steeper rear yards we terrace rather than build one tall wall, because two shorter walls with planting between them hold soil better and cost less than one engineered wall. If a wall genuinely needs an engineer's stamp, we say so before you pay us anything.

1920s houses, alleys, and access

Most of the older Hillcrest houses were built with an alley behind them and very little room beside them. Material reaches the back yard through a gate that is often under 36 inches wide.

Everything moves by wheelbarrow at that point. Base rock in, demo out, one load at a time. We stage the haul-out before new material lands on site, because a driveway stacked with pavers and green waste at the same time stops the job. Alley access, when the property has it, is worth planning around and usually saves a day of labor.

What we plant here

Hillcrest sits far enough inland that the salt problem we design around on Coronado's bayfront eases up, but the sun does not. West-facing courtyards bounce heat off stucco and hold it into the evening, and a plant that is fine in a shaded side yard scorches there by August.

We plant for the exposure we measured. Mature trees on these lots are the other constraint worth respecting. We hand-dig inside the drip line of an established jacaranda or pepper instead of trenching through the roots, and we run drip under canopy rather than spray, because a tree already takes what falls in its own root zone.

Courtyard scale rewards fewer, better plants. Odd-number groupings, mature sizes chosen for where they land, and enough open ground that the paving reads as a room instead of a path.

Hardscape in a small Hillcrest yard

Patios here do more work than beds do. We set pavers on compacted base with edge restraint so the field does not creep after two rainy seasons, and we run the drainage under the hardscape before it goes down. Trenching a finished patio to fix a line is the most expensive mistake on a small lot.

Lighting matters more in a courtyard than on an open lot. Low-voltage fixtures on the walls and steps make a 400 square foot yard usable after dark, which is most of when people actually sit in it.
