Imperial Beach sits a short drive south of Coronado along the same bay. The salt that pits irrigation hardware on Ocean Blvd reaches properties along Seacoast Drive and Palm Avenue too, and we plan for it from the first walk.

What we look at on an Imperial Beach property

Samuel walks the grounds before anyone quotes anything. He looks at what is planted, how the irrigation has held up, where the wind and afternoon sun hit, and what the property manager actually needs kept tidy. On a typical walk we check spray heads for pressure loss, measure bed edges, and note any turf over 5,000 sq ft that might be a candidate for conversion.

Plated valves and risers pit out fast near the water. On our Coronado work we specify salt-rated hardware and Schedule 40 pressure-rated PVC for that reason, and the same thinking applies here. We set spray zones around 30 PSI at the head and drip zones near 25 PSI, because higher pressure mists away in coastal wind. Plants get chosen for wind and salt on the leaf, not for how they look on the tag.

We keep mulch at about 3 inches deep in beds, which holds moisture and cuts weeds through the summer months when afternoon temperatures reach the mid 80s. Drought-tolerant planting also helps a property stay green without leaning hard on metered water. We use it where the site suits it.

Property managers and HOAs

Many HOAs and boards have plant palette and hedge-height expectations, often a 36-inch cap along walkways. We ask for those rules up front and work inside them, because redoing a bed a board rejects costs everyone time.
