What a small Ocean Beach yard costs to redo
Redoing a small Ocean Beach yard usually runs from the low five figures for a planting and irrigation reset up to two or three times that once pavers, drainage, and demo are involved. Access drives the price more than square footage. A 36-inch side gate costs more than alley access.

OB lots are small and the access is worse than the square footage suggests.
A 400 square foot back yard sounds like a short job until you price how the material gets there. Base rock in, green waste out, and both moving by wheelbarrow through a side gate that measures 36 inches at the post. That labor shows up in the number long before the plant list does. On the blocks near Cable St and Point Loma Ave, alley access changes the whole calendar, because a dump trailer that can back up to the fence line saves days of hand-hauling.

Hardscape carries the job. Pavers go over 4 inches of compacted class II base with edge restraint on every open edge, and that base does not get thinner because the patio is small. Read the full breakdown on what paver installation costs.
Why sandy soil changes the plan
Ocean Beach sits on sand in a way Coronado does not. Water leaves fast, which sounds like a gift until you watch a new bed dry out by mid afternoon in August while the same palette on 1st St in Coronado holds moisture another day.
We amend and we mulch deep. Drip instead of spray on the beds, because spray onto sandy soil in an onshore wind is half evaporation and half overspray on the fence.
And the wind is constant. Salt sits on the leaf by evening the same way it does on the Coronado bayfront, which is why our irrigation goes in brass and stainless heads on pressure-rated PVC. Plated hardware pits out within a season this close to the water, and then somebody is trenching through a finished patio to reach a valve. We reset the system before the pavers set. Every time.
Does an Ocean Beach yard need drainage work?
Usually less than a Point Loma slope, more than a Coronado flat.
The lots that run uphill toward Sunset Cliffs Blvd move water the way the Point Loma slopes do, and that water has to be planned before anything green goes in. Drain lines get pitched a quarter inch per foot of fall, with drain rock over 4-inch perforated pipe wherever a wall or a grade change holds soil back. On the flat blocks closer to the pier, the problem is usually the opposite. Sand drains, so the failure is a bed that never holds enough water rather than one that floods.

Sam walks the lot. He reads the sun, the wind line, and where the water goes, then hand-draws the plan before anything gets scheduled.
Rentals get a different conversation than owner-occupied houses. A yard that turns over tenants every year wants a palette that survives neglect, and that usually means drought-tolerant planting with drip on a controller rather than a lawn somebody has to mow.
