Hillcrest grounds are not open lawns. Courtyards, small entry beds, and strips along University Avenue and the side streets near Normal Street carry most of the planting, and a lot of it sits against stucco that holds heat into the evening.
What we look at on a Hillcrest property
West-facing courtyards bounce heat off the walls, so a plant that does fine in a shaded side yard scorches there by August. We read the exposure before we choose anything.
The blocks that drop toward the canyons behind Bankers Hill and back toward Mission Hills move water fast in a February storm. We set grade and drainage first, then draw the planting.
Access is tight. Older buildings were built with an alley behind them and very little room beside them, and gates are often under 36 inches wide, so material moves by hand.
How we work with property managers and HOAs
Visit frequency is set per property based on what the grounds need, and the work covers general upkeep of the grounds. Many boards have plant palette and hedge-height expectations. We ask for those rules up front and work inside them.
We keep a certificate of insurance ready for any manager who needs one before a vendor starts.
