How much should you pay for landscape maintenance in Coronado?

Most Coronado yards we maintain run $180 to $450 a month. A 2,500 sq ft lot on every-other-week service sits near the bottom of that range; a full front-and-back estate lot with 120+ linear feet of mature hedging on weekly service runs $600 to $900. Frequency, hedge footage and irrigation condition set the number.

The number people quote us over the phone is almost always somebody else's number for a different yard. A neighbor on C Ave pays $220 and the caller on Ocean Blvd assumes that is the price. It is not. Maintenance pricing is a time estimate multiplied by how often we show up, and the two lots are not the same amount of time.

So here is how we build it, with our actual numbers.

What actually drives the price

Three things. Frequency, hedge footage, and irrigation condition.

Frequency is the biggest lever. Weekly is roughly 2.1 visits per month more than biweekly, so the monthly line item close to doubles. But on an island lot with turf in full afternoon sun, biweekly mowing in July means we are taking the blade from about 4.5 inches down to 2.5 - well past the one-third rule - and the lawn browns out for a week after every cut. On a 1,200 sq ft lawn that is a visible problem from the sidewalk.

Hedge footage is the sleeper. Period-correct hedging on the older lots off B Ave, C Ave and J Ave is the single most labor-intensive thing on the property. On job 3957 off B Ave we hold 86 linear feet of ficus to a clean face; that alone is about 50 minutes of a two-hour visit. A property with 20 feet of hedge and the same lawn is $90 a month cheaper for exactly that reason.

Irrigation condition is the third. Coronado street pressure runs high - we have gauged 78 to 92 PSI on the bayfront blocks - and if the system was installed with plated hardware, salt air has already started pitting it. On those yards we are replacing two or three heads a month at $18 to $30 apiece installed instead of pruning, and we say so in the estimate rather than burying it.

Drought-tolerant yards are the honest exception. A well-built dry garden on drip genuinely does fine at every other week, and we will tell you that rather than sell you 26 visits when 13 will do.

What a maintenance visit should include

Mow, edge, blow is the floor, not the job. On our routes a visit runs 90 minutes to 2.5 hours depending on the lot, and it also covers bed weeding, selective pruning rather than shearing everything to a ball, running each irrigation zone on a rotation so every zone gets eyes on it monthly, and hauling the clippings off the lot.

We watch the heads because of where we work. Salt sits on everything by evening out here - we are eight blocks from open water on most of our route. Brass and stainless heads and Schedule 40 PVC survive it. Cheap plated hardware pits and starts spraying sideways, which reads as a dry spot in the bed three weeks before anyone connects it to the sprinkler.

Catching that on a visit is worth more than the visit costs. On 1st St we caught a failed head on a hedge run in May; the fix was $24. Replanting 30 feet of dead ficus would have been north of $2,000.

Does the yard need more work in some months?

Yes, and any maintenance quote that pretends otherwise is smoothing the truth. Growth pushes hard March through early summer - our visit times run 20 to 30 minutes long in April - and again after any real rain. Late summer, the beds facing the bay on Ocean Blvd and 1st St take full afternoon sun at 80 to 85 degrees on the soil surface and the work shifts from cutting to water management.

We keep the monthly price flat and absorb that swing rather than surprising anyone in May. What we do not absorb is a full cleanup on a yard that has been let go for a year. Those run $650 to $2,400 depending on haul volume, priced as a separate cleanup and rehab job, and then maintenance starts from a clean baseline.

Where maintenance and design overlap

We have drawn and planted beds across 11 verified Coronado properties, from the bayfront blocks at 667 Ocean Blvd and 545 Ocean Blvd to the tight side yards at 653 B Ave and 753 C Ave. The cheapest yards on our route to maintain are the ones where the plant palette got chosen for the exposure at the start - the 545 Ocean Blvd beds have not needed a replacement plant in three years.

Plant something that wants shade into a west-facing bed and you have bought yourself a permanent line item. That is why Sam walks the lot and draws the plan himself before anything gets ordered.

Questions we get before signing a maintenance client

Do you handle HOA and design review expectations?

We maintain to the hedge-height and plant-palette rules the board expects. On the older blocks that means holding a line every visit rather than letting a hedge run and cutting it back hard twice a year.

Is there a contract?

Recurring service, month to month, billed the first of the month. We would rather keep the route because the yard looks right than because a document says so.
